3. Important statement of liability
Whilst we use our reasonable care and skill in providing the property valuation estimates, the property valuation estimates provided on this website are estimates only and you must only use them on that basis and only for personal (non-business) use. The service works using information on recently sold property prices from over 20 million Land Registry records as part of the myval service. Our valuations do not take into consideration the current condition of the property or any improvements or alterations made since its last sale. Valuation estimates will be based on nearby sales for properties last sold before January 1995. Valuation estimates are by their nature subjective and based on market conditions at the time (and may vary).

Our valuation estimates are not to be relied on for property sale, purchase, mortgage or any other purposes. You should seek a professional valuation from a suitably qualified surveyor or other suitably qualified professional before making any decision (sale, purchase, mortgage and other) and speak with a suitably qualified estate agent(s) to determine marketing / sale prices.

The valuation estimates are provided for your personal use only and you must not encourage or allow any other person to rely on them. We shall not be liable for any losses you or anyone else suffers as a result of relying on the valuation estimates. This includes not being liable for any loss of profit, loss of bargain, loss of capital through over-payment or under-sale or for any indirect, special or consequential loss. We cannot and do not guarantee or warrant that the service will be constantly available, accurate, complete or free from error.

We do not exclude or limit our liability for anything we are not allowed to and your statutory rights as a consumer are not affected by any of these terms and conditions.

We may withdraw and cease to operate any part or all of our services at any time without notice.
